Adrian Tomczyk, Mortgage Agent License #M16000968, operates under Choice Financial Group Inc., Mortgage Brokerage License #13564. All mortgage services are provided in compliance with the Mortgage Brokerages, Lenders and Administrators Act, 2006.
Acceptance of Terms
By accessing or using the Mortgage Professor website and services, you agree to be bound by these Terms of Service and all applicable laws and regulations. If you do not agree to these terms, please do not use our website or services.

No Guarantee of Approval
While we work diligently to find suitable mortgage solutions for our clients, we cannot guarantee mortgage approval. Final lending decisions are made by the lending institutions, not by Mortgage Professor. Pre-approvals are subject to verification, property appraisal, and lender conditions.
Rates Subject to Change
Interest rates quoted are subject to change without notice and may vary based on your credit profile, property type, and market conditions. Rate holds are subject to lender terms and conditions.
Broker Compensation Disclosure
Mortgage Professor receives compensation from lenders for mortgage transactions. This compensation does not increase the cost of your mortgage. We are committed to finding you the best mortgage solution regardless of lender compensation. Full disclosure of any fees will be provided in writing before any commitment is required.
Your Obligations
To use our services, you must be at least 18 years of age and legally able to enter into contracts in your province of residence. You agree to:
- Provide accurate, complete, and truthful information in all applications and communications
- Promptly notify us of any changes to your financial situation during the application process
- Review and understand all mortgage documents before signing
- Not provide false, misleading, or fraudulent information (which may constitute mortgage fraud)
- Cooperate in providing documentation required by lenders for verification
Warning: Providing false information on a mortgage application is a criminal offence under the Criminal Code of Canada and may result in prosecution, denial of your application, and immediate demand for full repayment of any mortgage obtained through fraud.
